Refurbishment project of a unit in building 801 of the Bizkaia Technology Park in Derio, for administrative and laboratory Use

Maratek prepares the execution project for the interior refurbishment of a 600 m² unit located on the second floor of Building 801 B in the Bizkaia Technology Park, on behalf of the company Oncomatryx Biopharma S.L.

The project involves the reconfiguration of existing spaces to create new offices, meeting rooms, laboratories, and a break area. This includes the modification of partition walls, flooring finishes, wall and ceiling coverings, as well as the renovation of mechanical, electrical, and special installations (fire protection, sanitation, plumbing, HVAC, ventilation, power systems, and specialized systems).

Maratek carries out an initial survey of the existing conditions, including both architectural and MEP (mechanical, electrical, and plumbing) systems, in order to present the client with several layout proposals based on the functional requirements provided.

Once the final layout has been selected, Maratek proceeds with the development of the Construction Project Documentation to submit a building permit application to the Derio Town Council. Since there is no change in the use of the premises, there is no need to update the activity report, which had already been prepared and submitted by Maratek in 2018.

In parallel with the permit approval process, Maratek handles the procurement management, requesting bids from contractors and preparing a comparative analysis to assist the client in selecting the construction company.

Following contractor selection, Maratek assumes responsibility for both Site Supervision and Construction Management, as well as Health and Safety Coordination during the construction phase. The management tasks include both qualitative and quantitative control of the works, in order to compile the Final Project Documentation, which is delivered to the client and submitted to the Derio Town Council for official project close-out.
